EXTENSION DESIGN

House extension foundations: what affects the design?

Why extension foundations depend on the ground, the proposed structure and nearby features—and what homeowners should establish before building starts.

Start with the decision

Foundations transfer the weight of an extension into the ground. Their design depends on both the proposed building and the conditions beneath it, so there is no single foundation depth or detail suitable for every extension. Two neighbouring projects can require different solutions. Soil conditions, nearby trees, drains, existing foundations and the size of the new structure can all matter. At Hey Structure, we recommend treating foundations as part of the project brief from the beginning. Explain whether the proposal is single or two storeys, how it connects to the existing home and whether further work may be considered later. A foundation designed for one arrangement should not be assumed suitable for an additional storey or a substantially changed layout without assessment.

Keep the scope proportionate

Useful information is more valuable than a guessed dimension. Existing records, the proposed drawings and information about nearby structures help the engineer identify what still needs to be established. Depending on the site, further investigation may be needed before the design can be finalised. Ask what that investigation is intended to answer, who will arrange it and how the findings will be recorded. Excavation beside an existing building needs particular care because it can affect support to that structure. This is not a task to improvise from an online guide. A competent project team should plan investigation and construction work with suitable precautions. Keep the discussion focused on the actual site rather than copying a neighbour’s detail or assuming the foundation choice can be settled from an estate-agent floor plan.

Turn information into action

Before the builder commits to a foundation price and programme, establish which design information is confirmed and which items remain provisional. Ask how unexpected ground conditions will be referred back to the designer and how any revised details will be issued. Agree who coordinates the relevant inspections and approvals for your location; processes differ across the UK. Avoid covering work before the project team has completed the checks required for that stage. For budgeting, request a clear explanation of assumptions and exclusions rather than relying on a generic price per metre. If the proposed footprint changes, pass the revised drawings to the engineer promptly. Hey Structure can review your extension brief and identify the next structural-design step.
