WHAT THIS SERVICE DOES
A crack is visible. Its cause may sit much deeper within the property.
A structural survey is a targeted engineer inspection focused on a defined concern such as cracking, movement, distortion or an alteration. It considers the visible evidence, the likely structural arrangement and the limitations of what can be inspected without opening-up.
Why it is required
It is required when a buyer, homeowner, insurer, lender or project team needs a professional opinion on a specific structural question. The aim is to distinguish evidence from assumption and avoid both unnecessary alarm and false reassurance.
Clear advice replaces the anxiety of not knowing. The client should understand what has been observed, what remains uncertain and which next step is proportionate.

What you receive
01
Targeted inspection
An engineer reviews the reported concern, accessible structure and relevant context on site.
02
Clear findings
Observed conditions, likely causes, limitations and risk explained in plain English.
03
Actionable recommendations
Proportionate next steps, from monitoring or maintenance to opening-up or remedial design.
BEHIND THE FINISHES
What your engineer is tracing before the work disappears.
Structural engineering is largely about understanding the elements a finished home will conceal. These are the decisions that protect safety, comfort, approvals and the cost of changing course later.
01
Foundation behaviour
Movement below ground that may present as cracking or distortion above.
02
Hidden lintels and supports
Elements above openings that can corrode, deflect or be missing.
03
Roof spread and restraint
Connections and forces within the roof that may affect external walls.
04
Timber condition
Decay, moisture or overloading that may not be visible from finished surfaces.
A straightforward route from brief to build.
01 Share the address, proposed works and any drawings or photographs.
02 We confirm scope, fee, information needed and whether a visit is appropriate.
03 Your engineer delivers the agreed information and supports reasonable review queries.
PLAN THE WHOLE PROJECT
Connected structural decisions should be resolved together.
Many projects need more than one isolated calculation or visit. Explore the linked services below, or share the complete brief so the right scope can be confirmed once.

Questions, answered clearly.
Is this the same as a building survey?
No. A structural survey is focused on a defined structural concern. A RICS building survey covers the wider property condition and should be commissioned where that broader review is needed.
Can you confirm whether movement is historic?
We assess the available evidence, but a single visit may not prove whether movement is active. Monitoring or further investigation may be recommended.
